Buildings along the corridor
Service, planned maintenance and replacement for offices, shops, clinics and light industrial units around Las Colinas and DFW.
Rooftop and split systems
Most of the equipment along this corridor is packaged rooftop units, and most of them are older than the tenant. The first visit records what is actually up there — model, age, condition, and what has already been repaired badly.
After that, a call-out starts from a record instead of a climb and a guess.
Who we look after
- Offices and suitesZones fighting each other, schedules left over from a previous tenant, and the corner office that is always the complaint.
- Retail and foodDoors open all day and exhaust pulling harder than the supply can replace. Building pressure is usually the real subject.
- Clinics and studiosSpaces that need steady conditions and low noise, often on equipment chosen for neither.
- Warehouse and light industrialVolume heating, process ventilation, and a front office with a completely different load.
Written down, per unit
A schedule that says which unit, which visit, what was done and what was noted. It will not prevent every failure — nothing does — but it catches belts, contactors, drains and dirty coils while they are still cheap.
Where a unit is near the end, you get told in advance so the replacement is budgeted rather than urgent.
What makes the visit shorter
- Which unit and which areaThe roof number, or the suite it serves.
- What it is doing, and since whenNot cooling, not heating, tripping, noisy, leaking.
- AccessHatch or ladder, keys, and whether we can be on the roof during trading hours.
- How urgent it really isA trading floor at 95°F and a storeroom that can wait until Thursday are different jobs.
